Issues include mold, mildew, water intrusion, vermin, bedbugs, lack of heat and other utilities, and general unsafe conditions. There are state laws and laws in local jurisdictions about performing the proper repairs. Claims include breach of the implied warranty of habitability, breach of the statutory warranty of habitability, breach of the covenant of quiet enjoyment, negligence, and nuisance.
